Understanding Dubai's Apartment Landscape from a Vastu Perspective

Dubai's real estate is predominantly apartment-based — high-rise towers in areas like JBR, Downtown Dubai, Business Bay, Dubai Marina, and Jumeirah. Studios, 1BHK, and 2BHK flats dominate the rental market. Then there are the villa communities — Arabian Ranches, Palm Jumeirah, Mirdif — where Indian families who've been in Dubai for years often settle.

Each property type has its own Vastu considerations:

High-rise apartments. The floor number and the building's orientation both matter. Many Dubai towers are designed with the entrance lobby facing a specific direction — but your individual unit's entrance may face a completely different direction once you're inside the building. I assess the flat entrance, not the building entrance.

Villas. Dubai villas often have more flexible floor plans, but they can also have unusual shapes — L-shaped plots, irregular corners — which create extended or cut zones in Vastu analysis. These need careful attention.

One specific challenge I see in Dubai homes: the compass rose in Arabic architectural drawings often uses different conventions from what Indian clients are used to. If you have a floor plan with Arabic labelling, just send it to me as-is — I can work with it.

What I Focus on for Dubai-Based Clients

The core Vastu assessment is the same regardless of where you live — directions, room placements, proportions, the five elements. But working with Dubai clients has taught me a few things to pay particular attention to:

• Entrance direction of your specific unit. In apartment towers, the corridor direction can mislead you. Your flat's entrance might face east even if the building faces north. I'll guide you on how to take the reading correctly.
• Kitchen gas/stove placement. In Dubai apartments, modular kitchens often come pre-fitted. The stove position is fixed. I'll assess whether it's in a favourable zone and what you can do if it isn't.
• Sleeping direction. This is one of the simplest adjustments and one of the most impactful. I've had clients in Dubai tell me that rotating their bed orientation changed their sleep quality within weeks.
• Balcony and external extensions. Many Dubai apartments have balconies in specific directions. Their proportions and usage matter in Vastu analysis.
